Services: from checking the lot to the deed

The diagnosis tells you what to check. These are the procedures we help you with at each stage, in Cancún, Playa del Carmen, Tulum and the rest of the Riviera Maya.

  1. Before you buy

    What to confirm before you sign or pay a deposit.

    • Title and Public Registry review

      Chain of title, lien certificate, that the seller is the registered owner and that the measurements match the land.

    • Agrarian review (RAN)

      If the lot was ejido land: land designation, full ownership (dominio pleno), lot titles and National Agrarian Registry records.

    • Field check of environmental and land-use issues

      We confirm on site and in registries what a map cannot see: boundaries, actual vegetation, valid permits and the land-use certificate.

  2. Buying

    The formal purchase, with the paperwork in order.

    • Closing and deed

      We prepare the file and coordinate the signing before a notary public: appraisal, taxes and recording in the Public Registry.

    • Bank trust (fideicomiso) for foreign buyers

      The whole Riviera Maya is in the restricted zone (50 km from the coast): a foreigner buys through a bank trust with a permit from the Ministry of Foreign Affairs. We set it up for you, and we check the lot first: a trust will not fix a bad lot.

  3. Building

    The permits triggered by the location and the project.

    • Environmental impact (MIA) and forest land-use change (CUSTF)

      Filed with SEMARNAT when the lot has jungle, mangrove, coastline or standing vegetation.

    • Land use and municipal permits

      Land-use certificate or license under the urban development plan, and the building permit.

    • Federal zone concession (ZOFEMAT)

      If the lot borders a beach, lagoon or estuary: concession of the federal strip with SEMARNAT.

  4. After

    When the project exists and needs to be organized or sold.

    • Condominium regime

      Setting up the regime and its bylaws to sell by unit.

    • Subdivision and merger of lots

      Municipal procedure and recording in the Public Registry.

    • Unit deeds

      Individual deeds for apartments, commercial units or lots.

    • Company formation

      A company to buy, develop or operate the project.

Acts that legally require a notary public (deeds, notarizations) are granted by a Mexican notary public. We prepare the file and follow it through.
